Escrow Services

The company offers our clients an Escrow account for all kind of Real Estate transactions. This insures that everyone involved in the transaction that is entitled to receive money is paid the proper amount and in a timely manner.

 

Trust Services

The company provides Trust Service according to the parties needs in Real Estate transactions. The Trust as its known, is the creation of an entity to hold assets for the benefit of certain person, with a trustee (Costa Rica Real Estate Escrow & Trust Co.) managing the trust.

 

Title Guaranty

Provided by and outside company associated with our firm. This service provides the client with a customized guaranty against recorded and non recorded events in the Public Registry. It is an outstanding way to secure the clients investment against who may try to illegally or fraudulently claim title to the property.

 

Property Pre-check

Thorough an exhaustive research of the property's title, the client is aware of the legal status of their property. It reveals any possible encumbrances, such as liens, mortgages, easements, etc. that may be affecting the property. Also, we provide the necessary legal advice on how to handle such issues. The client receives a detailed report after the research is completed of the history of the property and the chain of title for the last ten years.

 

Concession

In other countries concession property is more commonly known as beachfront property. In Costa Rica, 95% of beachfront property is considered concession property by the Government and is ruled by specific laws and other special regulations. Our firm offers advisory to our clients in this particular matter of Real Estate transactions.

 

Adverse Possession

Adverse Possession is a mean to acquire the title of a land. In Costa Rica, an important percentage of the territory is not registered in the National Registry. Our firm offers our clients to help them to properly register this type of property.

 

Project Development

This service allows the client to know all the municipality laws, zoning laws, governmental restrictions, etc. that may affect a project. Keeps the client informed on exactly what he can and can not do with any matter related to building or developing the property.

Survey Plan

Provided by and outside firm associated with ours. The client will receive a Survey plan (Plano Catastrado), Survey report, Topography studies, and any other property reports that they might need.

 

Corporate Services

Advise and help the client on how to constitute a corporation. Shelf Corporations. We can create a whole company structure for different proposes. We also provide fiscal advisory and accounting services.

 

Immigration Services

We advise and help the client to apply for and receive legal residency in Costa Rica.
Procedures are made by an experienced Department of our firm.

 

Bill Pay

We help the client to open all utility accounts such as: cable, phone, Internet, etc. and we make sure that they are paid in full and on time every month. This service allows the client to make one monthly payment to pay for all bills, and of course, the client can avoid having to do all tasks associated with opening those accounts.

 

Construction

We offer the service of engineering and construction of all type of constructions through a group associated to our company.

 

Financing

We help the client find and get a loan for his purchase. That way the client avoids a pure cash purchase. Non residency loans are available.

 

Insurance

Provides direct communication and coordination to obtain insurance over your property (fire, earthquake, hurricane, etc). The insurance is given by the National Insurance Institute, the sole insurance company in Costa Rica.
